The Winters of 2006 through 2010 have been called the stormiest, rainiest, and most snow bound in recent history. He winter and spring of 2011 has been one of the rainiest, least sunny 6 month periods we have ever endured. The results are that many of our region's roofs have been put to the test, and many are showing their weaknesses. Leaks and roof failures have been common this winter so we expect to have a busy season ahead replacing old roofs that couldn't withstand our severe weather.

I hope you enjoyed the the long lasting rains and unusually cold wet weather of 2011.

Is your roof ready for the severe weather ahead ? We seem to be going through obvious climate change that is becoming the new reality for our regions.

This is a reminder to both contractors and homeowners that our region has very severe weather at times. Therefore, we should not design or install roofing materials with the "minimum" standards required. We should upgrade our roofing systems to better withstand severe weather conditions rather than just "normal" weather conditions. We suggest better underlayments be offered as normal "options", better designed drip edges (such as our All Weather T-Style Rake edge metals), plus the use of peel & stick rubberized membranes in valleys, around chimneys and skylights, and on eave edges. Although we don't always get ice dams very often in the southwest BC / Pacific Northwest regions, we certainly got them the few winters, so we believe that homeowners should invest in materials that "batten down the hatches" better. These are modest upgrades to the cost of a re-roof, they cannot be added later, so why not offer a better roof "system" for protecting this region's homes and contents. Our homes are now quite valuable pieces of real estate and we need to invest in building envelope defenses to protect them and maintain them.

We believe that climate change is the new reality. Crazy weather patterns are only going to get more extreme.

Batten down the hatches with good roof systems that include better underlayments and flashings, heavier and thicker shingles that are more wind resistant, or different materials such as "Snap-n-Lock and Weather-Lock" metal roofing for efficient high performance water shedding roofing materials.

Price Increase and Other Announcements :

 
WARRANTY CHANGES for all shingles:

Please read the following IMPORTANT changes to all brands in 2011:

There was a huge change in warranty offerings on all brands of shingles effective February 1st, 2011. All laminated fiberglass shingles by most shingle manufacturers are stated to now have a Limited Lifetime Warranty.

Important note on this ... These manufacturers are not saying their thinner builder's grade typical laminated shingles are going to "last" a "lifetime", nor 50 years. What they are saying is that they offer a limited warranty that declares that they "made" the shingle without manufacturer defects, and they made the shingle to the specifications they said they would, and that they "stand behind" their commitment to have made the shingles the way they said they would for the first buyer's "lifetime" (and in some cases to one additional homebuyer of the property if the warranty is properly transferred in the manner and time specified).

Let us be CLEAR ...none of the manufacturers are stating that the shingles have a specific life expectancy that they are warranting ! In fact, the removal of the 25 year, 30 year, and 40 year "statements of warranty" protects the manufacturer even better now, as they have removed the "time line life expectancy confusion" that homeowner's were previously led to believe as "how long" the shingles ought to last. In the  past the Limited Shingle Warranty documents also did not say that the shingles would "last" or survive for 30 years, but instead that for a period of 30 years, if the manufacturer is proven to be found as having made a defective shingle at the time of manufacture, then the manufacturer would pay up to the pro-rated life not used yet at the time of the complaint. One had to prove that the manufacture made defective shingles ... and this is not easy to do. And today, the shingle manufacturers do extensive record keeping of each batch run quality standards, so it is unusual for a on-site shingle problem to be attributable to the manufacturer making defective shingles. That would be unlikely.

And the manufacturer's all know this. So their marketing departments are making these new grandiose declarations of "LIFETIME LIMITED WARRANTY". No real changes were done to any shingles. The engineering department of the manufacturer's were not asked to make a better shingle, or questioned on how long the shingles might last. The marketing guys simply decided to use "twisted" word meanings to state that they are making shingles without defects and to the standards they promised, and that these promises are valid for the current homeowner's lifetime (document says 50 years) and in some cases the next homeowner as well when required conditions of warranty transfer are met.

BUT ... nobody is promising how long the shingles will actually last. In fact, one or more manufacturers clearly state that on multi-family, townhouses, condos, and commercial buildings, where ownership does not change as often, that their warranty period drops to only 20 years. Why ???? Because the manufacturers are expecting most homeowners to lose their warranties, or move ( old adage is that home's change hands on average every 7 to 15 years), and the warranties to no longer be a concern to them. But in the case of multi-family residences, it is far more likely that important warranty documents are noted in their "minutes" and records, so manufacturers reduce their exposure to those type of property's potential claims.

Will the old "30" year shingles last 30 years, and will the old "40" year shingles last 40 years ???

Probably not, as most manufacturer's expect their shingles to be replaced every 17 to 25 years. We believe that one might "squeak" out 20 to 25 years out of a thinner 240 lb shingle ( we called them 30 years for the last 8 years, and we called those same shingles "25" year shingles prior to that, and ten years before that we called them "20" year shingles. The shingles have not changed in 20 years, only the marketing department's "WARRANTY TEASES". It is very misleading to most consumers.

What we used to call "40" year and "50" year shingles, generally they will last quite a bit longer than the typical 240 pound laminated shingle (that used to be called a "30" year). Why ? Because most manufacturers (but not all) gave you heavier shingles, which included more asphalt, more bitumen, more stuff in general, and with that it was naturally a longer lasting, more weather resistant shingle. These 40 year and 50 year shingles weighed between 265 pounds up to 330 pounds per square. The Certainteed Landmark Premium shingle still weighs 330 pounds, it includes a Limited Lifetime Warranty, and compared to its own lighter weight competitive offering called the Landmark 30 (weighing 240 pounds), the Landmark Premium is thicker and much more textured looking, it is far more wind resistant, and it certainly will last a whole lot longer. The Landmark "TL" Ultimate is a super thick triple layer laminated shingle, it looks similar to real wood shingle thickness and texture, and it weighs 340 pounds. You can even get the Presidential "TL" Ultimate which is the thickest and heaviest shingle available today, and it weighs 480 pounds per square. Now that's thick, and fabulous texture too.

Please realize that 240 pound range asphalt fiberglass laminated shingles are still THIN shingles. Each manufacturer is required to make as cheap a shingle as possible in this category of shingle. Builders and roofers are demanding the cheapest shingle available, and they demand prices that are cheapest or the order goes to the other manufacturer's cheaper product. So, the manufacturer builds as cheap a shingle as is possible, to scrimp its way past the building code standards ... and that is only possible by cutting back on how much quality they put into the shingle, how much asphalt, and how much inexpensive filler they add to displace the expensive, but all important, asphalt ingredients. And now the marketing departments are making these ridiculous claims that mislead consumers into thinking this is the last shingle they will have to worry about on their home ... poppycock !

I repeat .... poppycock !

Now to make matters worse, and potentially more confusing, don't assume that all manufacturers are putting out a similar weight shingle. In fact, one manufacturer has reduced the weight of their shingle by 15% to 17%. It weighs only 203 to 209 pounds per square (we weighed them) versus all other brands at near 240 pounds per square. These are called GAF Timberline HD Lifetime laminated shingles. In 2010 they were built at around 240 pounds to 250 pounds per square, and they were called a 30 year warranty shingle. Now this year, 2011, they are 15% lighter in weight, as well as 15% less thick, and they have the audacity to call them "Lifetime" shingles. When we handled them, we found them fragile and easy to tear, so we do not yet have confidence in this new design... only time will tell. They are around the same price as other brands, they are now called a Limited Lifetime Warranty, yet we get 15% less stuff than we used to ... that is not good value. In fact, someone sent us an image where 7 shingles of Certainteed Landmark was stacked up directly beside 7 bundles of GAF Timberline HD Lifetime shingles. It was quite interesting that the Timberline pile would require at least one more bundle stacked on top to equate to the same thickness as the Landmark pile. Again, it looks like Landmark is a much better value...you get more thickness, you get more weight (which helps with wind resistance), and with more asphalt, it ought to last clearly longer.

Common sense must tell you that the cheapest shingle is not the better built shingle, that super thin shingles don't have as much of a chance of protecting the home as heavier thicker shingles.

If you want a good shingle today, you need to seek out mid-weight and heavy-weight shingles. The manufacturers usually put more emphasis on adding  additional quality ingredients into their less price focused shingles ... the nicer looking heavier textured, and more wind resistant offerings.

If you are looking for a worry-free, good performance, asphalt fiberglass shingle roof ... common sense must tell you to shop for the heavier weight, better looking, better quality choices.

The thinner shingles are simply not going to last as long as the "warranty" implies. They will look very flat and unappealing. They will not define your home as a home with good curb appeal, but instead will "cheapen" the look of the home. Using thin shingles will make your roof look like one had added only thin wallpaper to "image" the look of thickness through creative shadow-line granule drops.

If you want a long lasting great looking curb appeal for your home, that has a chance of lasting as long as the warranty implies, then always choose the heavyweight class. And, they really do not cost much more anyhow.

All asphalt shingle manufacturers have been raising their prices through the spring of 2011, and expect that to continue through summer and into fall. The reason is that the bitumen that is made into asphalt, a key ingredient in asphalt shingles, is in very short supply. The paving guys want the same stuff, and both the roofing industry and the paving guys are fighting over a pool of this goo that is not enough for everyone. To make matters worse, the oil companies have been re-refining the "goo" into fuel, as they make a far better profit selling fuel, than the "goo", especially when gas prices are high, as they are this year.

Even though the economy is tough out there across North America, all the shingle manufacturers say they have no alternative but to go up to recoup the huge cost increases from the petroleum industry. All of us roofing distributors have seen the real increases, so we have no choice, but to push these increases through to the contractors, and the consumers, regrettably.

We have already seen 8 to 12% increases so far this year. But we have announcements in our hands from the shingle manufacturers for an additional 12% increase for July, and they are telling us that increases will continue through to the late summer, early fall season.

So don't wait. The sooner you get your roofing work done, the more money you can save.

Even if the HST change happens, the cost increases will mute any savings for waiting. Plus typically, roofing contractor estimates escalate in late summer and fall, as they only have so many re-roofing weather days to do work in, so their bids normally go up as the season matures, and their work load fills up.

 

All shingle manufacturers no longer protect pricing for future projects. All pricing is subject to change WITHOUT notice says most or all shingle manufacturers. The pricing is effective at the time the products LEAVE the plants, not the time the product is ordered.

 

 

 

HST will have no impact when you are purchasing roofing materials. The old GST and PST taxes that have been charged for years, and they are exactly the same as the HST.

If the HST is removed after the June 2011 vote (in BC), the old GST and PST will still apply, so all buyers of roofing material need to know, that HST does not affect your cost of roofing materials and supplies now, or in the near future.

IE ... there is no need to wait for HST change ... it does not affect any roofing material purchases in BC.

HST will only impact the labour fees. And since most contractors now get a HST credit for the materials they purchase, and they did not get such a credit in the past PST system, the roofer's jobs actually cost them less, at present. So the HST on labour is partially offset by their material tax savings, and you as a consumer will probably not pay any significant difference for an installed job.

Price Increases:

All asphalt, petroleum, oil based roofing materials are going up in prices this year. The real world oil price per barrel increases is impacting the roofing material manufacturers. (read info above for a better explanation)

All roofing shingles are going up between 10% and 14% through the period leading up to early July 2011. In Southwest BC, the distributors of roofing shingles have been absorbing the increases via early winter inventory purchases, but we are all delivering the increases now as we all have used a substantial amount of pre-increase purchases.

Further increases are anticipated in July from most or all asphalt shingle manufacturers. We have paperwork from various manufacturers who have announced a further 12% increase on asphalt shingles, effective 1st July 2011, and they have warned us that more increases are coming by late August, or sooner.

Increases are being phased in on the following shingle manufacturers:

Certainteed, Malarkey, BP, GAF, IKO, Owens Corning, and others.

BP has announced a 8% increase for 17th September 2011.

Expect all roofer's bids to increase by similar values. All estimates out there now, will have to be adjusted to reflect the escalating material cost increases.
