Firstly, this is  a wonderful tool to see how much per month your installed roofing or renovation project could cost, per month. It shows various amortization periods. The higher the amount your home renovation will cost, the lower the interest rate. Use this tool at any time, as many times as you like, for comparing costs of projects on a monthly basis comparison.

Note ... you can enter two side by side amounts to finance. This is a great way to compare monthly costs between two different material options, installed. For instance, if you enter $20,000 on the left chart box, and amortize this Certainteed Landmark "TL" Ultimate re-roof over ten years, you can see how much per month that roof will cost. Now, enter $25,000 in the right chart box for the amount to finance a Certainteed Presidential TL" Ultimate re-roof ... if you amortize it over ten years, yes it is around $50 more per month, but if you change the amortization period to twelve years, you will see that you can get a fabulous looking roof with the thickest and most luxurious texture in the industry, for around the same price per month as the Landmark TL Ultimate.

Another example might be if you enter a $16,500 amount on the left, finance it over ten years ... representing a "typical" thinner looking fiberglass laminated shingle re-roof from cedar shakes that the roofers often try to sell you. Then in the right box enter the $20,000 amount again representing the Certainteed Landmark "TL" Ultimate triple layer super thick fiberglass laminated shingles, which would yield a fabulous looking excellent curb appeal roof, especially compared to the the "typical" lighter in weight shingle all the roofers are currently trying to sell you. The extra $3500 does cost much more per month, but it absolutely makes a huge difference to the curb appeal of your home, which also makes your home look far better and therefore worth more !

These small differentials in monthly cost can make a huge difference to what your home will look like. An existing cedar shake roof has far more texture and thickness than the "typical" "Lifetime Warranty" thinner fiberglass laminated shingles. Why allow your home to look less attractive when the roof is finished compared to the existing roof. For only a little upgrade on your monthly payment, you can upgrade the shingles to super thick, super textured, super luxurious looking roofing material. Besides, thicker shingles stay on in the wind and storms better, so why not defend your home better in the process.

The financing is run through the national bank which you make a direct application to for funding your project. In the case of the application, you first enter our Dealer ID into the box when requested: "BC 1447" and our name will come up as the installing dealer ...

The approval process is very simple. You enter your information and forward the form directly to the financial institution. Their name will be revealed as soon as you enter the first preliminary page on their website, so you can be assured that this bank is huge, recognizable, trustworthy, and one of the largest and strongest banks in our country and the world. (We were asked by the bank to not publish their name on this website, but simply to provide the link to them. We have brochures from them in our showrooms for you to have, read, or take with you.). The bank takes your information that you provided, evaluates it very quickly, and the financing can be approved in as little as an hour, or at most two days. You decide the amount you wish to finance of the project installed by our team, you decide the amortization period, and you will know the monthly payment requirements immediately. It is such an easy way to get your project funded.

No money can transfer to anyone, including our company, until all the steps are fulfilled:

  1. You have signed a contract with your installing renovation or roofing contractor for the amount you have discussed and agreed to.
  2. Your application to the bank for financing is approved, and this amount does not exceed the value of the contract.
  3. The supplier of all major items for this project is All Weather Products Ltd.
  4. You fill out and sign a contract with All Weather Products Ltd - Installations Finance Division - which grants us the right to be the project managers for the Home Improvement or Re-Roofing Project. With that contract, and after all the bank financing documents have been signed and approved, we will receive the funds for the project into our account shortly after the substantial delivery of the project materials onto the jobsite, and thereafter we will ensure the installing contractor is not paid in full until the project is completed as per the contract. We will require your signature as to satisfactory completion of the job to do this. We reserve the right to limit which installing contractors are used on the site, or who we are prepared to Project Manage for, as we must have clear assurance and confidence that the installation crews have the ability to complete the project to the satisfaction of all parties. Our short list of acceptable company referring contractors are the normal group that is deemed acceptable, or other "company approved and authorized" installers that we determine to be qualified.
  5. We will print out your approved bank application in our office, and your signature will be required, as well as void cheque (for monthly payments auto-withdrawal), and an ID check by our staff. This must be completed the day prior to, but not after, the main delivery of the project materials to the jobsite.

Remember, the Estimate and Bid with your installing contractor is still the basic terms, value, and conditions that you and your contractor decided to go ahead with. We are simply a project manager making sure the authorized and approved funds change hands once the contract job is fulfilled, after the supplies have come to your jobsite, and once the job is completed. But we also provide you security that it will be done as you expected, with the materials you had in mind, prior to the release of the bank funding through to all the sub-contractors. This is way safer for you than giving deposits up front to contractors, prior to materials or workers arriving on a site to do the work. Once you have materials from a supplier like us on your jobsite, you now have the substantial value of the work in your hands, on your property.

The warranty on the project still remains the responsibility of the installing contracted contractor, particularly for workmanship. The warranty for the materials, as applicable, remains the responsibility of the manufacturer of each product where a warranty is offered. Our commitment is to both the homeowner and the subcontractor, that once work is completed up to the requirements of the contract, all finance funding proceeds that we received from the bank will be managed and distributed to the parties as required ... the suppliers will be paid, the installers will be paid. Any tax, WCB, or government remittances are the responsibility of the installing contractor.

Remember, a lot of things are the same on a re-roofing shake roof tear-off project, no matter what you get installed...

bulletThe tear off of the existing materials and disposal costs will be the same.
bulletAdding the new plywood, fastening it, properly supporting it, will be the same.
bulletMetal Drip Edge, Metal Flashings, Gable Flashings, Valley Flashings, Vents, Ridge Vents, Plumbing Flashings, Chimney Flashings, Skylight Flashings, Skylight Replacements, Nails, Staples, ... all these supplies will be the same.
bulletUnderlayment that you install will be the same.
bulletIce and Water Shield rubberized membrane protection will be the same.
bulletRidge Capping products will be the same.
bulletThe labour and installation cost to do all the above work will be the same.
bulletThe labour to install various shingle thicknesses will be close to the same depending on the product or thickness. As thicker shingles are tougher and take a little more effort, or better tools to cut them, expect the labour to increase modestly to cover the extra time on the job.
bulletYou are already paying to install the thinner shingles, so really... you just need to compare "the up-grade" cost from the base cost, as the rest is non-variable and non-reduce-able.

It is just like selecting carpets. You can have the thin stuff, the type of indoor/outdoor carpet we may install in a basement, but normally most homeowners do not want that thin stuff in the main section of their homes. So why would a homeowner want the thinnest cheapest looking shingles covering their homes ? If a homeowner gets educated on these choices, most of them would want thicker, better performing, and better looking roofing materials adorning their most important lifetime investment ... their homes.

The builder who originally built your home made an architectural design decision when he included cedar shakes or cedar shingles on the home. Why ? Because it looked better than asphalt shingles. It made the home look luxurious and estate-like. It presented a better architectural appeal as a home, and as a neighborhood, and thus the builder was able to sell the home for a lot more money than had he used cheap thin asphalt shingles.

Curb Appeal Matters !

And now, for very little extra money per month, you can make a better choice, a smart choice, and complete your roof with better looking, better performing materials. Your home will be looking better, it will have better curb appeal, and now it will be worth more, now, and in the future. We only change our roofs on average every 25 years... so install the nicest looking roofing material you can afford now, as in the long run... it will pay off in spades ! And you can not upgrade the look after you have completed the re-roof unless you do a complete new roof again, so now is the time to make a smart choice, and save money too.

Why all this talk about monthly payments ?

Most homeowners do not have a spare $15,000 to $30,000 just sitting around in their bank accounts waiting for it to be spent on roofing projects, or home improvement projects. They may have a line of credit, or they may be able to obtain a line of credit with a bank, but that is not the best way to fund a big project.

Why ?

bulletBecause there are legal costs and mortgage security registrations to pay for for personal lines of credit (excluding this rbc home improvement financing discussed herein).
bulletA homeowner's Personal Line of Credit does not have pre-determined or mandatory monthly payment requirements. That means without a lot of discipline on the part of the homeowner, he may not reduce the debt over a short period of time, or a long period of time, unless he ritually pays down the Credit Line each and every month.
bulletA Personal Line of Credit may become a debt that never gets paid down unless some type of unusual cash gain windfall drops on a homeowner's door step.
bulletBanks suggest that large ticket item such as automobiles, boats, rv's, or large home renovations (or re-roofing projects) should never be funded through a Line of Credit unless other future cash is expected to come in soon. The banks recommend a monthly debt reduction program for all such loans so that at some point, everyone knows that debt will eventually decline to zero.
bulletThe rate for a Personal Line of Credit can vary and potentially go up every month, whereas the rbc home improvement financing has a fixed rate of interest over a fixed term. Either can be paid down at any time without penalty.
